Attractions In and Around Doral Keep Property Values High

The hospitality industry is big business in Florida. In South Florida Miami and the surrounding area dominate the tourist and attraction scene. Close to this is Doral, a thriving and growing community in the Miami/Dade area. Doral has a stable economy with many major employers. In an article in the South Florida Business Journal, Ashley D. Torres reports the South Florida hospitality industry experienced significant growth in 2011.

Hotel occupancy rose 3.7% from 2010 to 2011 in the Miami/Dade area. It is estimated that for every 85 tourists, one job in hospitality is created. The area experienced a 6.9 percent increase in the first six months of 2011. This translates into more jobs for the area. Hospitality employment for 2011 rose 3.3 percent in the Miami/Dade County, and neighboring Broward and Palm Beach counties had an increase of 6 percent and 4.3 percent. In 2011 the hospitality industry accounted for over 100,000 jobs in the area keeping the unemployment level below state and national levels.

Low Unemployment and Plentiful Jobs Help Keep the Doral Real Estate Market Healthy


The Doral area is known for being a stable and growing city. It is close to Miami and within driving distance to most popular Florida attractions. The low unemployment rate and plentiful job market help to keep the Doral real estate market healthy. Unemployment in the Doral area is below state and national averages making Doral a stable and thriving community. The area has several major employers which employ approximately 150,000 workers. Univision, CBS 4, Telefutura, Pepsi, Carnival Cruise lines and over 500 banks and hotels make Doral their home.

According to the latest statistics, Doral rates above both Florida and the United States for employment and per capita income. Per capita income in Doral is approximately $8,000 higher than the national average, and $7,000 higher than the state overall average. These numbers help to make the Doral real estate market stable. More people are moving into Doral than any other city in the Miami/Dade area. Full time workers comprise 85% of the work force. Wholesale and retail services are the largest employers with financial and insurance coming in second. While the real estate market in Doral has experienced a drop in home values (like the rest of the country) it is showing signs of improvement. Home values have risen 5% from June of 2011 to June of 2012. In June of 2011 the median home value in Doral was $220,000. In June of 2012 the median home values rose to just over $230,000. While home value is a good indication of the health of an area’s real estate market, list prices are what home buyers and sellers have to contend with. In June of 2011 the average home list price was $275,000. A year later the average list price was $312,900.

Doral Golf Resorts and Courses Keep Property Values Up

Located just minutes away from Miami and on Florida’s East coast, Doral is the fastest growing city in Miami/Dade County for good reason. Not only is Doral growing, but real estate values are holding above state and national levels. This course is enjoyed by golfers with high handicaps and professionals alike. In 2000 the National Golf Foundation named the Great White Golf Course as the best new course.

Also at the famous Doral Golf Resort and Spa is the Red Course. This is one of the favorite courses for golfers of all levels. The course was designed by Robert Von Hagge and Dick Wilson. It hosted the LPGA Office Depot Championship in 2001. One thing that sets the Red Course apart is the unique design. There are two island greens located at the 6th and 14th holes. It is praised for being one of the most attractively laid out courses at the Resort. Measuring 6,146 yards it is smaller than the other courses, but still presents a challenge.

Why Doral Real Estate Keeps Going Up

The Doral real estate market is one of the healthiest not only in the state, but in the entire country. Doral is ranked as the fastest growing community in Miami/Dade County. Since the 2000 census, the population has grown in Doral by over 45,000 permanent residents. What is it that attracts new residents to Doral and keeps the real estate market so healthy? The Blue Monster (The Doral Golf Resort) was recently purchased by Donald Trump with plans to renovate and update the course and resort. CNN Money ranked the community 51st in the Top 100 Places to Live and Launch a Business in the US, and Doral was ranked the Third Best Place in the USA to Retire by US News and World Report. The unemployment rate was under the national and state average in 2009 at 5.9%.

All of these factors combine to make Doral a great place to live for young and old alike. The economy provides jobs for working age adults, top rated schools for young families, and a safe and relaxed environment for retirees. With all that it has going for it, it is no wonder why the real estate values in Doral keep going up.
