Top Five Condos Sold (Thus Far) in 2013

Dare we say it?  Is the real estate market on fire again?  Well, “on fire” is a pretty strong statement and we do not think we can go that far in saying that the market is doing that very well.  But it is definitely on the upswing which is great for sellers who are ready to venture back into this territory.  Still for buyers, while prices are climbing, they are still not where they were, say, seven or eight years ago.  This means that it is also a great time to buy. 

With Doral real estate, there has been a steady increase in business over the past several months.  Homes for sale have sold at a quicker pace when compared to other parts of Miami-Dade County with sale prices steadily climbing.  With Doral condominium and townhouse properties so prevalent and popular, it is interesting to see where the top tier properties land in terms of sale prices and other information.  Following are the top five condominiums and townhouses sold (thus far) in 2013:

5010 NW 93rd Doral Place, Doral Colony, Sale Price:  $620,000
This Doral Colony townhouse sold after just 30 days on the market for sale.  It is situated on the fairways of the Trump Gold Course and features recent renovations that include a new kitchen with stainless steel appliances, granite counter tops, and new cabinets along with other beautiful fixtures and finishes like plantation shutters throughout the home, designer lighting, impact resistant doors and windows, and more.  The large screened-in patio is the perfect place to relax and be in the Zen moment of the quiet golf course.  On top of the new interior finishes, the A/C system is new and includes an air purifier.  With everything that this premiere Doral community offers residents, it is no wonder that this home sold so quickly.

Isla Margarita at Doral is a new community still under construction.  While it has taken awhile to build and attract buyers, the interest is there as seven properties have sold in the last six months.  These identical townhouses offered buyers five bedrooms and four baths along with a large kitchen with granite counter tops, stainless steel appliances and custom cabinets, a covered terrace, and the best part which was a guest room on the first floor.  With formals, a family room and garage, this was a great investment.  Centrally located with easy access to major thoroughfares, Isla Margarita at Doral is a cozy boutique community that is growing in popularity.

Doral condominiums and townhouses offer buyers high-end affordability.  For investors, first-time home buyers and those seeking to downsize or buy second homes in South Florida, Doral real estate is such an excellent option to consider.  But the kicker is that these homes sell fast and with the market on the rise, it is imperative to be ready to strike when the opportunity knocks.

When we think of waterfront property in South Florida, we typically think of canal, bay and oceanfront properties.  But for the interior cities in Miami-Dade County like Doral, waterfront properties are primarily situated on lakefront lots.  Most lakes are created when neighborhoods are developed and offer tranquil surroundings for the residents who are lucky enough to call these beautiful properties home.

The Enclave at Doral

Situated in the heart of Doral, the Enclave at Doral is a private gated condominium community.  It is home to 13 buildings surrounding a beautiful lake and features beautiful and lush landscaping that has the look of a tropical resort. 

Its location in the middle of Doral is ideal as it is close to everything.  Shopping centers with groceries and other necessities are just blocks away while other centers like Miami International and Dolphin Malls are less than 10 minutes away.  In terms of travel, the Enclave offers easy access to the Florida Turnpike and Dolphin and Palmetto Expressways while Miami International Airport is only 20 minutes away – all making travel into and out of South Florida very easy to navigate.

Currently, there are 14 units listed for sale with prices falling between the mid-$100s and low-$300s for one, two and three bedroom residences.  Over the past six months, 13 units have sold with sale prices ranging from just under $100K to the mid-$200s.  The average number of days on the market is about 114 days but includes one unit that was for sale for over 750 days.  When taking that one out of the mix, the average drops to just over 60 days which indicates the popularity of the Enclave at Doral. 

Real estate investors should find the Enclave at Doral very appealing as rental rates fall between $1,300 and about $1,600.  With the very affordable sale prices, owning Doral rentals at the Enclave at Doral is an excellent investment.

What $200K Buys in Doral

Living in South Florida sometimes can come with a hefty price tag depending the location and type of property.  But by living in Doral, real estate is more affordable and makes it easy for first time buyers as well as investors to buy property.  With this in mind, we put together a list of what $200K buys in Doral real estate. 

10953 NW 43rd Lane, Eagle Cove, List Price:  $200,000
Here is an opportunity to buy a nice size 1,470 square foot townhouse in gated  Eagle Cove.  Inside, there is a ton of open living space along with two bedrooms and two baths.  Built in 1998, the kitchen has recently been remodeled.    Eagle Cove is close to shopping, restaurants, Doral golf courses and excellent schools.  Because this is a short sale, this is a great chance to buy property in an area where comparable properties are listed between the mid-$200s and the upper-$300s.  As for rental investments, monthly rates in range anywhere from $1,800 to about $3,000 depending on the size and location of the townhouse.  This is an excellent opportunity to get a great deal in a very well-sought after community.

9735 NW 52nd Street, #411, Doral Oaks, List Price:  $199,000
Doral Oaks is a premiere community in a premiere Doral neighborhood.  From the screened-in porch that provides lake and golf course views to the beautifully remodeled interior with Italian ceramic floors, granite counter tops and stainless steel appliances in the kitchen and so much more, this is a great unit to own.  It also includes a membership to Doral Park Country Club and its amenities including tennis courts, pool and other amenities.  One-bedroom units are rarely for sale in Doral Oaks and when they are, they sell quickly.  In terms of properties for sale, there is one other one-bedroom unit for sale.  While there are not any one-bedroom rentals currently available, the monthly rental rate should fall between $1,500 and $1,800.  

Look to Doral Real Estate
Doral is full of property priced around the $200K mark.  At that mark, condominium units are the most prevalent with single family homes starting in the mid-$200s.  Many condominiums have residences that have been remodeled with upgraded and modern fixtures and finishes start in the low-$200s.  For first time buyers, investors, and those who want to get more for their investment look to Doral real estate.
