Doral Colony - A Golfer's Paradise

Doral Colony is a small community of townhomes and condominiums situated in the exclusive Doral Estates.  Surrounded by the PGA golf courses of Donald Trump’s Doral Resort and Spa, Doral Colony is a top choice among avid golfers.  The community was built in two phases and completed in 1988.  This close-knit community is home to only 84 townhomes and condominiums in a quiet and tranquil setting with most residences facing perfectly designed and landscaped fairways.
Situated inside Doral Estates, Doral Colony is located in the heart of Doral.  While it is literally close to everything, it has the appeal of being set away from the traffic and action of this rapidly growing city.  Doral Colony is within a short distance to excellent restaurants and shopping including Miami International Mall and Dolphin Mall.  Additionally, the major thoroughfares leading to downtown Miami as well as the Port of Miami and Miami International Airport are within a short drive to this exclusive neighborhood.   

The city of Doral was incorporated in 2003 and has grown by leaps and bounds since then by creating a balanced combination of business and residential appeal.  Because it is so close the area’s major transportation hubs, several corporations have placed their headquarters or opened offices in Doral including Carnival Corporation and a subsidiary, Carnival Cruise Line, Perry Ellis and many more.

List prices typically fall between about $300K and $700K depending on the size and location with the community.  In 2012, eight sold with sale prices ranging from the low $400s to almost $600K.  Doral Colony’s popularity is very evident by noting that homes on the market stay for an average of only 89 days (three months).  In terms of additional costs for homeowners, there is an annual HOA fee of $800 to $900 with property taxes anywhere between $6,000 and $8,000 annually (subject to change).

As for rental property, this is an excellent investment opportunity. Doral Colony rentals have monthly rental rates that range from about $2,500 to $3,500.   And, just as the homes sell quickly, they also rent in a timely manner.
