We love to promote the fact that Doral rentals are much more affordable those in other areas of Miami-Dade County.  Even with several new communities under construction, the rental rates continue to stay at a realistic level that is reasonable.  Here are the most affordable one, two, and three-bedroom Doral rentals:

One and Two-Bedroom Doral Rentals

There are not as many one or two-bedroom Doral rentals on the market as larger rentals with three or more.  Most people that come to live in Doral are in the professional sector and need a larger living space for their families.  With those that are available for rent, the monthly rental rates fall between about $1,100 at Doral Gardens and $2,500 at the Blue Resort and Doral Isles.  Doral Gardens offers the most affordable one and two-bedroom rentals in Doral. 

Doral Gardens is a gated community comprised of apartment homes that have open living spaces, large kitchens and spacious bedrooms.  It is situated very close to Trump National Golf Course as well as Miami International Airport and the main thoroughfares in and out of south Florida.

Probably the biggest advantage is how affordable it is.  When you compare what you can buy in Doral versus what you can buy in neighborhoods in Miami, you can see how much more you can afford simply moving west a bit.  Here are the top five Doral listings under $500,000.  

11082 NW 86^th Terrace, Islands at Doral Madeira, List Price:  $500,000

Located in the luxurious Islands at Doral, this townhome, situated in the Madeira section, is large and has so many upgraded fixtures and finishes to make it absolutely beautiful.  Probably its most attractive attribute is its guest bedroom located on the main floor.  The residence features only tile floors on the main level with fabulous glass porcelain upstairs.  The bedrooms are spacious with closets designed by California Closets. It is simply a wonderful townhouse.  There are currently eight homes for sale in Madeira with list prices ranging from the mid-$300s to the mid-$500s.  Six of the eight listings are 2,097 square feet in size (including this listing) and have four bedrooms and three baths.  As an investment property, townhomes at the Islands at Doral may be rented on short or long term leases.  Rental rates fall between $2,400 and about $3,500 per month. 

11308 NW 43^rd Terrace, Balmoral Estates, List Price:  $499,999

This home is located in the gated community of Balmoral Estates and is definitely a home that must be seen.  It has tons of upgraded fixtures and finishes including crown molding throughout the home, a gourmet kitchen with all wood cabinets, granite counter tops and stainless steel appliances, and so much more.  Homes for sale in Balmoral Estates typically range between the mid-$400s to over $600K.  In the past six months only two homes have sold – very quickly we may add (within 14 days of listing).  Additionally, there are currently four homes for rent with monthly rental rates falling between about $2,400 for a smaller home to about $3,500 for a home similar in size to this listing. 

10888 NW 58^th Terrace, Doral Isles Antilles, List Price:  $499,990

As the lowest priced home in the exclusive Doral Isles Antilles, this gorgeous three-bedroom, two-bath home has so many features that we do not know where to begin.  Probably the most noticeable is the fully renovated white kitchen with sleek granite counter tops and contemporary-styled cabinets.  Additionally, there are marble floors throughout the home that boasts a full two-car garage, accordion shutters and a fully fenced backyard.  Doral Isles is home to one of the best community pools and clubhouses in all of Doral not to mention its own park.  Single family homes in Doral Isles (entire community) typically start in the mid-$300s and climb to over $1.5 million with homes ranging between just under $500K and about $1 million in Doral Isles Antilles.  Over the past six months, four homes in Doral Isles Antilles have sold with the average number of days on the market sitting at about 90 days however, of the four homes, three sold in less than a month while the other took almost a year to sell.  As for rentals, while there are rental properties scattered throughout Doral Isles, Antilles is more for homeowners.  If one does come available for rent, it is scooped up very quickly.

10750 NW 66^th Street, #108, Doral Isles Captiva, List Price:  $499,000

Here is another home in a Doral Isles neighborhood – Captiva.  This is Doral Isles condominium community with six separate condominium buildings in this tiny neighborhood.  Inside this residence are three bedrooms, two and a half baths with a beautiful panoramic view of the lake. This property is one of the larger ones with over 2,800 square feet under roof.  Plus it comes with all of the perks of living in Doral Isles including the soccer & basketball fields, huge swimming pools, sauna, gym, playground & miles of jogging paths. Living here is definitely a resort lifestyle! In terms of real estate, listings in Captiva range from the mid-$200s to about $500K.  Over the past six months, 10 residences have sold with the average DOM at about 140 days.  As for investment property, there are currently eight units for rent with monthly rates falling between $2,100 and $3,000.  These are much smaller units each encompassing up to 1,900 square feet.  Captiva allows annual leases with renewal options for longer periods of time.

7512 NW 107^th Place, Reserve at Doral, List Price:  $499,000

When it comes to townhouse living, the prime unit in which to live is a corner unit where you only have one neighbor.  This is that townhouse.  It has four bedrooms and three and a half baths along with beautiful marble floors and more.  The open floor plan has over 2,300 square feet that includes a great gourmet kitchen with all the bells and whistles everyone loves.  Outside there is a fenced-in paved patio that looks out over the entire length of lake.  In addition to everything inside, this property comes with a two-park garage as well as two parking spaces.  The location of this unit is excellent as it is next to the club house, fitness center and pool.  There are currently 21 properties for sale at the Reserve at Doral with list prices ranging from the upper-$300s to almost $800K – price per square foot averaging about $208.  Over the last six months, only two townhouses sold with the average DOM at 97 days.  Currently there are 12 townhouses for rent with monthly rates from about $2,400 to $3,200 for annual leases.

Full of Affordable Options

It is amazing to see the amount of house you can buy in Doral for $500K when you compare it to other more expensive areas around our city.  Even with so many new neighborhoods and condominium communities in the works, Doral real estate is still full of affordable options in all of South Florida.  As the average DOM continues to decline (that is a good thing), the list constantly changes to show new properties coming on the market as well as those that have sold.

IVI Doral: The Essence of Contemporary Luxury

At this point, list prices fall between about $900K and somewhere around $1.5 million.  Ten of the 65 lots have been sold thus far.  There are beautiful lots available.  IVI Doral is a must see because it is simply a fantastic plan.

IVI Doral is definitely the perfect neighborhood in the perfect location in Doral.  With everything in arms reach and a lifestyle that is unlike any other in this area, IVI Doral definitely shows that Doral real estate offers the ultimate preferences of homes at this level.   

Doral Real Estate -- New Developments on the Horizon

While much of South Florida and Miami are enjoying a definite rebound of the real estate market over the past few years, Doral is one Miami suburb that, in and of itself, is definitely on a roll.  Much of the area’s development and sales came to a screeching halt when the market crashed but Doral maintained a steady push due in part to its affordability. 

Real estate developers have been buying available land in Doral with plans to develop condominium communities and single –family home neighborhoods.  Doral has a lot to offer those moving to the area in terms of jobs and affordable housing not to mention being a great place for families to settle.  On top of that, Doral is ideal for first-time buyers to get more home for their money.

New Doral Communities in the Works

We have mentioned new Doral communities individually as they were announced but decided an overview about four of the most talked about projects in Doral.  Pre-sales show that these are set to be well sought after addresses with lots of excitement surrounding them.   Here are four of the most talked about Doral real estate projects that are either underway or set to begin construction:

Midtown Doral.  The objective of Midtown Doral is to create a pedestrian-friendly community that surrounds a spa-sized clubhouse.  This condominium community will consist of six buildings each with eight stories that house (153) one, two and three bedroom units as well as retail/business on the first floor of each building.  As the first LEED certified development in the area, plans show tons of amenities including a large state of the art fitness center and spa, restaurants and cafes and so much more for people living there.  Inside each residence, clean lines are the focus with a contemporary design and technological advances throughout the home.  Four story garages are also to be scattered around the development.  The sizes of each residence range from about 1,080 to almost 2,140 square feet with list prices starting under $280,000.   Payment schedules consist of 10 percent down with four fractional payments of 10 percent each with the remaining 50 percent due at closing.  Reports indicate that when pre-sales started last summer, the first building sold out in 20 days.  The development should start construction in the very near future building the development in stages with two buildings in each stage.

Modern Doral.  Jumping from condominiums to single-family homes, our next community is Modern Doral.  We talked about this new Doral neighborhood back in February 2013 when it was announced.  Modern Doral brings an entirely new architectural aesthetic to Doral with the contemporary styled homes that are reminiscent to the sleek look of Miami decades ago.  The community plans show that there will be unbelievable community amenities as well as 150,000 square feet of retail space for restaurants, shopping and more.  The large development is divided into three gated smaller neighborhoods – Modern Doral 75, Modern Doral 60 and Modern Doral 45.  Each neighborhood’s homes vary in size and price but feature amazing amenities and style with gourmet kitchens, rooftop balconies, floor to ceiling windows and more.  The square footage of homes ranges from just over 3,600 square feet to over 5,500 square feet with list prices falling between the mid to upper-$700s to about $1.4 million.  Payment schedules require a deposit at reservation with fractional payments due at certain stages of construction.

Downtown Doral.  Downtown Doral is a mixed-use neighborhood that will consist of condominium residences, townhomes, apartments, retail, charter schools, state of the art fitness center and more.  The idea is to create a kind of city with a city concept where residents can have everything within hand’s reach.  One of the best attributes of Downtown Doral is its location adjacent to the Trump National’s Blue Monster Course.  The Townhomes at Downtown Doral list prices range from the mid-$400s to over $600K with square footage between about 1,800 and 2,500 square feet.   At 5252 Paseo, the condominium, list prices start in the mid-$200s and climb to the mid-$500s with sizes from 750 to almost 1,600 square feet.  Just like the other new developments, reservations are taken with a down payment and fractional payments that total 50 percent of the sale price while the remaining 50 percent is due at closing.

IVI Doral.  A new development we have not featured, IVI Doral is a new luxury neighborhood of single family homes.  This beautiful oasis is centrally located in Doral close to the Miami International Mall, Trump’s Doral Golf Resort & Spa, restaurants, nightlife, entertainment, parks, and highways.  IVI Doral is a gated community with 24-hour security and other amenities including a private clubhouse, an oversized swimming pool, a fully-equipped fitness center, and more.  Filled with large single family homes, plans show sizes range from about 3,200 square feet to over 6,700 square feet with list prices starting in the mid to upper $900s.  The first phase of IVI Doral has sold out with more in the works. 

Set to Explode

With the entire area enjoying the rewards of increased sales in new construction and re-sales as well as the initiative that developers are taking with condominiums and single family home neighborhoods, Doral’s real estate market is set to explode over the next couple of years. 

CityPlace Doral -- Related Group Sets its Sites on Doral

The Related Group seems to be knee deep in construction plans for several residential and commercial properties throughout Brickell and the surrounding Miami neighborhoods.   But, in fact, as one of Miami’s premier developers, the company also sees enormous potential in Doral.  One of its newest projects, CityPlace, is a new commercial development in the works.  Working with the Shoma Group (Oasis Park and Fontainebleau Lakes), the plans include a 300,000 square foot retail development with shopping, upscale dining, outdoor cafes, and entertainment that includes a movie theatre.  This project is designed around a main street with wide sidewalks for pedestrians to enjoy spending time in this new urban oasis.  The plans suggest that construction will begin in the next few months.

Developers see the potential for huge growth in Doral and are bringing to life new neighborhoods and Doral condominium communities throughout the city.  Doral has been noted by several news weeklies for its high quality of life even landing on Fortune’s Small Business Top 100 Cities for business and Lifestyle and CNN Money’s Top 100 Cities in which to Live and Launch.  With major corporations like Carnival Cruises, The Miami Herald, The Federal Reserve, Brightstar, Boston Scientific, and Univision Film Studios, the writing is on the wall that this Miami suburb is one to watch.  Its location is key with major transportation hubs in its backyard as well as the main traffic arteries of South Florida acting as some of its boundaries. 

Residential Rentals at CityPlace Doral

In addition to the commercial properties, living at CityPlace Doral is in the works.  The CityPlace Apartments is the first phase of the residential portion of this new urban community.  Slated to be completed by this summer, the plans show that there will be 398 apartments.  In addition to luxury living accommodations, CityPlace Apartments will feature a state-of-the-art fitness center, a therapeutic waterfall spa, a one-of-a-kind beach entrance pool, private cabanas, Zen lounge, and so much more. 

The second phase of rental apartments, CityPlace Flats, will sit atop the enormous retail project.  There will be 300 units in a seven-story midrise that is tentatively slated to start construction this summer.

CityPlace Doral is ideally located in the heart of Doral bound by Doral Boulevard to the north, NW 33^rd Street to the south, NW 87^th Street on the east and NW 82^nd on the west.  It is situated just across from Trump National Doral as well as the other championship golf courses adjacent to the world class PGA course.  It is also just minutes from Miami International Airport as well as Doral’s shopping meccas, Dolphin Mall and Miami International Mall.  Because of its prime location, CityPlace will have its own dedicated stop light in addition to access to major traffic arteries throughout the area.

Currently, construction on the first phase of the rental apartments is underway with completion this summer.  With that, leasing will begin sometime this summer.  As CityPlace begins to truly take shape, more information will become available.  Watching Doral real estate expand and grow is exciting with more and more developers looking west of Miami for excellent commercial and residential sites.

Latin American Cuisine

There are tons of choices if Latin American is what you crave from Brazilian to Cuban to Mexican and most any other Latin American cuisine.

Texas de Brazil.  If you have eaten at an authentic churrascaria, you know what kind of restaurant this place is.  Carvers come to each table and offer generous servings of beef, lamb, pork, chicken and Brazilian sausage.  They also have a huge salad bar with more than just lettuce and fixings.  Along with that, there are soups, appetizers and so much more.  If you are hungry and a big eater, this is the place for you.  Texas de Brazil has an extensive wine list with award winning wines that are the perfect accompaniment to the delicious meals.  And, for dessert, there is a large selection of sinful yet delicious desserts as well steaming coffee drinks and, yes, hand-rolled cigars -- it’s a churrascaria after all!

Mojito’s.  This is Cuban at its finest from the original drink of Cuba (mojito) to authentic Cuban dishes like Palomilla Steak and Shrimp Creole and a, true traditional Cuban sandwich.  The desserts are spectacular!  The best part of Mojito’s is that after dinner, guests frequently stay for an evening of salsa and cha-cha dancing.  This is a fun, fun place.

Taco Vida.  Along with the fancier restaurants at Dolphin Mall, there are great places that are very affordable and delicious.  One of those is Taco Vida.  It is a wonderful Mexican café with everything from basic tacos to fajitas to unbelievable burritos and elegant gourmet salads.  This is the perfect place when you are hungry for Mexican food and do not have a lot of time.

Asian Cuisine

There are several Asian style restaurants at Dolphin Mall.  These restaurants offer quick bites from locations in the Food Court as well as the ambiance of fine dining at one of the elegant restaurants.

Suki Hana.  Suki Hana is an easy place to go for sushi, tempura and other Japanese favorites.  It is located in the Food Court and serves fresh food that is prepared in front of guests.  Reviewers of Suki Hana say that this is the best place in the Food Court for vegetarian meals.

KOBE Japanese Steak and Seafood.  KOBE is one of our favorites for a business lunch or nice dinner.  It accommodates the tastes of sea and land lovers with juicy cuts of beef and fresh seafood.  Along with freshly prepared meals, guests enjoy the best wines from their award winning wine list.

P.F. Chang’s.  We would be remiss if we did not mention P.F. Chang’s.  They have the best lettuce wraps, Flaming Red Wontons, and so many other favorites.  This is the perfect place to wind down after a day of shopping.  Enjoy a glass of wine with one of your favorites on the menu. 

American Cuisine

Where would any mall be without good old traditional American cuisine?  It is the tops of all food and we love it. From food court to dine-in restaurants, there are tons of our favorite restaurants scattered throughout the shopping center.

Cool de Sac.  Every parent must learn about Cool de Sac.  This is one of the best places with which to bribe your children to behave while shopping.  It gives them something to which they can look forward and allows Mom and Dad time to chill out while the kids play in one of the eight interactive stations set up throughout the place.  The food is prepared with fresh, organic and natural ingredients so there are no worries about the quality and can feel good about what everyone in the family is eating.

Buffalo Wild Wings.  Who doesn’t love a plate of wings!?  Buffalo Wild Wings always has a crowd because the wings are so good.  Wives can spend an entire day shopping while their husbands hang out watching football and eating wings. 

Cheesecake Factory.  Yummo!  Enjoy the biggest salads, pizzas, burger and, of course, decadent cheesecake here.  Located at most high-end shopping centers across the country, Cheesecake Factory is a favorite for most everyone.  The best part about this place is that you can just run in and order a big slice of cheesecake to go and take it home to eat with your feet propped up.
